Commercial office interior

Our Services

Every phase. One firm.

Three integrated disciplines that cover the full lifecycle of a commercial office project — from the first sketch to the last piece of furniture. We work exclusively on projects between 15,000 and 150,000 square feet.

01

Interior Design

Spaces designed around how your business actually operates.

We don't design offices that look good in renderings and fall short in practice. Our architectural process starts with a rigorous understanding of your workflow, headcount, culture, and growth trajectory — then translates that into a spatial solution that performs on day one and scales with you over time.

Space planning and programming
Schematic design and design development
Construction documentation
Permit coordination and code compliance
Construction administration

Whether you're fitting out a raw shell, reconfiguring an existing tenancy, or planning a phased expansion, our architects bring the same rigour to a 15,000 sq ft suite as to a 150,000 sq ft headquarters.

Project Management

On time, on budget — and you'll know exactly where things stand.

Most office projects go over budget or over schedule because nobody owns the full picture. Our project managers do. From contractor procurement and permit tracking to weekly progress reporting and punch-list closeout, we run the process so you don't have to.

Budget management and cost reporting
Stakeholder communication and weekly updates
Punch-list management and project closeout

Our PMs have backgrounds in both construction and tenant coordination, which means they understand the pressures on both sides of the table — and know how to keep a project moving when things get complicated.

Furniture Procurement & Acquisition

Premium quality. Fraction of the cost. Zero compromise on the look.

New office furniture is expensive. Used office furniture — sourced, curated, and installed by people who know what they're doing — can deliver the same quality workspace at 30–60% of the cost. We source from corporate liquidations, relocations, and estate sales, then assess, refurbish, and deliver pieces that look and perform like new.

Needs assessment and furniture specification
Sourcing from vetted liquidation and resale channels
Condition assessment and quality control
Refurbishment and reupholstery coordination
Delivery, installation, and layout

We work with all major commercial furniture brands — Herman Miller, Steelcase, Knoll, Haworth, and more. Every piece we source is assessed against your space plan and design intent before it's acquired.

Our Process

How we work

01

Discovery

We start with a deep-dive into your business — space needs, budget, timeline, and priorities. No assumptions, no templates.

02

Design & Planning

Architecture and furniture planning happen in parallel, so spatial decisions and procurement decisions inform each other from the start.

03

Delivery

Our PM runs the build. You get weekly updates, transparent cost tracking, and a single point of contact from groundbreak to move-in.

04

Closeout

We don't disappear at practical completion. Punch-list, warranty coordination, and post-occupancy support are part of every engagement.
